Music Crawl with Band of Comerados

The 2021 Music Crawl with Band of Comerados is Saturday, July 3rd! We will be live streaming the show straight to you from the homes of our 2020 video contest winners.

In support of New Avenues for Youth we will be raffling off 1 pass to 4 Peaks Music Festival, a pair of tickets to Billy Strings at Edgefield and a pair of tickets to Not Our First Goat Rodeo at Edgefield.

What Home Buyers and Sellers Should Do Before Hiring a Real Estate Agent

If you’ve ever made a major move before, you know there’s nothing simple about the moving process. It’s often easier said than done, and there are lots of logistics to plan. Whether you already live in the area or are planning to relocate to another state, there are some important details you’ll want to consider. For instance, homebuyers and sellers should do a few important tasks prior to hiring a dedicated real estate agent from Nurture Realty. Here are some of our top recommendations:

  1. Get Pre-Approval
    This one makes the top of the list because, unfortunately, it is something that is commonly overlooked by so many homebuyers. In fact, CNN ranked this as one of the top seven  most common first-time homebuyer mistakes. Before contacting a realtor, before looking at houses and falling in love with your dream home, always talk to a lender. That way, you can make sure you’re able to get pre-approved and you’ll know exactly how much house you can afford. Doing this early in the process will save you some headaches down the road, I promise!

  2. Choose the Right Lender
    This is another tip that can save you some headaches if you proactively do this early on in the homebuying process. As Forbes reveals in this article, “Mortgage people are salespeople.” In other words, they are representatives of the lender who serve the primary role of convincing you to go with that particular lender. Just because you’re pre-approved with one lender doesn’t mean they’re giving you the best rate. It also doesn’t mean you’re obligated to stick with that lender. Homes are a big purchase that you’ll be paying off for decades to come. Therefore, shop around and see which lender provides the best deal for you.

    If you’re a veteran of the armed forces, you may be eligible for a VA loan. VA loans offer lower monthly interest payments and the opportunity to purchase a home without a stellar credit score. Applicants may also be able to purchase a home with zero down.

  3. Visit Open Houses
    Visiting open houses serves several purposes. First, it gives you a clearer idea of what you want in a home. Second, it allows you to understand what’s available in your desired area and to get a realistic idea of what’s possible. Contrary to popular belief, you actually can visit open houses prior to hiring a real estate agent - and that could be a smart way to streamline the homebuying process.

  4. Prepare to Buy or Sell
    Depending upon whether you’re buying or selling, there are a couple other things you should do. Buyers should validate their credit score and sellers should prepare their home for selling.

    If you are selling your home, it’s important to understand what it’s worth so you can price accordingly. Before listing your home, consider having it inspected and appraised so you can either fix anything that’s wrong or price your home accordingly. 

Clearing Up a Misconception

Many people mistakenly believe that you’ll get a better deal when purchasing or selling a home if you don’t use a real estate agent. There is no truth to this common misconception. If a home is listed with a real estate agent, the total sales commission is already in the price, but without an agent, the seller's agent will receive the entire commission. 

Working with a real estate agent doesn’t hurt you. Besides, it can save you a lot of stress and worry in the long run. Just do your homework and complete the tasks listed in this article. Mandy Hurley, owner and founder is one of our most passionate community members and is on a mission to promote environmentally conscious living and equity in Portland.  Mandy and her husband, Jay, are longtime clients and friends of Nurture Realty and we are proud to support her business and mission.

Discouraged by the limitations that come with non-profit funding, Mandy felt she could better serve the community as a small business owner who is dedicated to the revitalization of our neighborhood and community.

Stephanie is a Licensed Acupuncturist in the state of Oregon and is nationally certified (NCCAOM) as a Diplomate in Oriental Medicine, Acupuncture, and Chinese Herbology. She received a Bachelor of Science in Biology with an emphasis in Ecology and minors in Environmental Studies and Spanish from Viterbo University in 2004 and a Master ofAcupuncture degree from National University of Natural Medicine in 2011. She completedher Doctorate of Acupuncture and Oriental Medicine with specialties in women’s health and aging adults from the Oregon College of Oriental Medicine in 2020. For the past nine years, she has been helping women conceive, progress through pregnancy, prepare for child birth, greatly improve PCOS and endometriosis, resolve menstrual issues and ease menopause, both in the Portland area and long-distance.

Lately, more people are launching their own startups and enjoying the freedoms of being their own bosses. Obviously, as your home-based business expands, it may need more inventory, employees, and space. It's definitely a good issue to have, but when your venture reaches a point where it outgrows your place's size, working from home can become a bit challenging.

Relocating to Accommodate Your Growing Business

 If your home no longer fits your office, growing inventory, or new hires, there's an option to think about: upsizing. Moving to a bigger place could quickly resolve these issues, but you should approach this the right way so that you can set your enterprise for success while living comfortably in your new home. Here are some tips for upsizing your house to accommodate your expanding business:

 What to Look For

 Start by thinking about your situation thoroughly and evaluating what you might need in a new home. Of course, the main aspect to consider when house hunting is for the home to be sufficiently sized for you to live and work in for the following years, but you also need to regard your business' growth in the future. How big of a place you need? What kind of neighborhood? How big should the office be? Do you need a garage? Urban or rural? What city? 

These are just the basic questions you need to ask yourself to choose the right home for you and your business. Once you have the answers, get the ball rolling on your house hunting (and selling, where applicable) by working with Nurture Realty.

Checking and planning for your taxes is an important step that you shouldn't skip when looking for a bigger house. Some tax concerns come with selling and buying a home. Toby Deming of Associated Master Inspectors will be joining our Virtual First Time Homeowner Class on Thursday February 11th @ 6:30 PM. He’ll provide a short overview of the inspection process and be available for open Q&A to address your questions and concerns.

Toby Deming is an inspector with Associated Master Inspectors and has been inspecting homes in the Portland area on a full time basis since 1987.  His prior experience was working on commercial and residential construction projects.  He is a founding member of the Oregon Association of Home Inspectors where he served as President, VP, Board Member and Chaired the Ethics and Education Committees.
